A LEADING South Lakes land agent has spoken about the current state of the purchaser-driven agricultural land market.

Sam Johnson, of Davis & Bowring, highlighted that in making sure a property sale realises the best deal possible, price is the critical factor.

He said: "Although the agricultural land market has not been dampened as much as other asset classes following the EU Referendum in June 2016, the market is still very much being driven by purchasers.

"We are finding that demand for agricultural land is still strong in the north of England, however, purchasers are a lot more price sensitive and diligent in their research when coming forward with an offer.

"It is important to think strategically about the pricing regime too. Dividing the property into lots can broaden the market and create competition, which might in turn lead to the achievement of a higher overall sale price.

"From experience, we have found that using the private treaty method of sale assists with achieving the higher sale price because of the stronger marketing campaign generally used.

It was also pointed out that private treaty also gives the vendor more control of the sale as opposed to the auction method.

Timing is another key factor; traditionally, spring or early summer and autumn are seen as ideal market launch times.

Mr Johnson added: "Both periods have the advantage of the land looking at its best. Summer is often seen as less popular for selling as farmers tend to be busy with harvest.

"Detailed early preparation prior to any sale will pay dividends later on."
