THREE well-known cafes in Lake District honeypot locations have been sold by real estate advisors Colliers International.

Grasmere tea room Potted Out, situated at Stock Lane, was sold from an asking price of £695,000 by Colliers' specialist hotel and licensed property team, acting on behalf of owner Mark Stewardson.

The bistro-style cafe has indoor seating for 40 customers and outdoor spaces for another 48. Mr and Mrs Abbott are planning a complete refurbishment. The couple also recently acquired Lake View Country House, a seven-bedroom luxury bed-and-breakfast at Grasmere's Lake View Drive.

In the second deal, Colliers advised Gary and Donna MacRae, owners of the long-established Wild Strawberry cafe at Keswick, on its off-market sale for an undisclosed price.

The 62-seater business, situated over two floors at Main Street, has been bought by Chris and Emma Bray, who moved recently to Ullswater.

The MacRaes sold the cafe to focus on their award-winning Hazel Bank Country House at Rosthwaite, Borrowdale. The business won the prize for guest accommodation of the year at the Cumbria Tourism Awards 2017.

Meanwhile, in a separate deal, Mr and Mrs Bray also acquired Miller Howe Cafe at Grasmere prior to closing it for a total refurbishment.

Haydn Spedding, associate director at the Manchester office of Colliers International, secured the hat-trick of deals. He said: "The sale of these three prominent and high-turnover daytime café businesses, all of which have an excellent record of profitable trading, underlines the continuing importance of the Lake District as a tourist destination and improving market conditions.

"We have a number of disappointed purchasers still seeking quality, high-turnover businesses similar to these properties."
