A DEVELOPER is bidding to remove the affordable homes from its new cul-de-sac at Cowan Bridge.

Construction of 18 new homes on land behind Burr Tree Cottage, at Long Level, is already under way, and the original planning consent stated seven of those properties - 39 per cent - would be affordable.

However, developer Applethwaite Limited, of Bamber Bridge, is seeking the go-ahead from Lancaster City Council to reduce that to zero per cent. According to planning documents, this would enable the scheme to "achieve a target competitive return".

The attempt has sparked ten objections, including from Ireby with Leck Parish Council and Burrow-with-Burrow Parish Meeting. Objectors say there is an 'outstanding' need for affordable homes because of high house prices, and the developer should bear the cost from its profits.

Lancaster City Council's planning and regulatory committee is to consider the request by Applethwaite on Friday, August 21. Members are recommended to stick with 39 per cent affordable housing at the site, but to vary it to comprise three affordable rent homes, and four shared ownership.
