A LAKE District hill farm near Crook is among the lots going under the hammer at Michael CL Hodgson's auction at Kendal Town Hall tomorrow (Friday, September 22).

The auctioneer and estate agent has announced final details of its two autumn sales, which it says feature a complete range of property types "with something for everyone".

Going under the hammer tomorrow will be:

- Cragg House Farm, a 187-acre ring-fenced hill farm near Crook with four-bedroom farmhouse, a separate modern house with agricultural occupancy restriction, woodland and grazing land, with a guide price of £1 to £1.2 million

- a three-acre paddock of productive grazing land, with sheep handling facilities, at Crosthwaite, guided at £15,000-£20,000

- a two-acre field one mile from Windermere, with a guide of £20,000 to £25,000

- and around five acres of agricultural meadow and grazing land next to Cartmel Racecourse, to be offered in two lots with a guide of between £50,000 and £70,000 for the whole.

Meanwhile, the October 6 auction is to include:

- Borwick Fold, a superb former farmstead including a range of modern and traditional buildings with development potential, a six-bedroom former farmhouse and four acres of land with a guide price of £650,000 to £675,000

- Borwick Fold Tarn and 22 acres of productive grazing land at Crook, Kendal with a guide of £90,000

- a 14.87 acre block of productive pasture land at Brigsteer with a guide of £50,000 to £60,000

- and pasture land located at Skelwith Bridge extending to 1.19 acres with a guide of £20,000 to £25,000.

Michael CL Hodgson says its property auctions this year have seen people from across the country hoping to buy pockets of the Lake District. Director Colin Tomlinson said: "In this year’s auctions we have generally seen a high demand for all types of property which have gone under the hammer including quality blocks of land, whole farms, equine paddocks, traditional farm buildings with development potential and woodland.

"The demand we’ve seen at auction has significantly come from a variety of purchasers including neighbouring owners, investors, developers and to those simply looking for a lifestyle change or to own a piece of the Lake District."
