A TRADITIONAL Lake District barn with planning consent and panoramic views is to go under the hammer next month.

The guide price for Birkhead Barn, in the village of Troutbeck, is between £200,000 and £250,000, and it will be among the lots featured in Michael C L Hodgson's December property sale.

Chartered surveyor Mark Barrow told the Gazette: "Although opportunities to purchase a traditional Cumbrian barn such as Birkhead Barn are not altogether rare, it is unusual to find such an excellent combination of structure, outlook and location in one development.

"To appreciate the panoramic views and full potential of this property, I would certainly recommend that anyone interested in purchasing should come and view it."

The agents say Birkhead Barn and its neighbouring store offer "a substantial development opportunity with potential to create a desirable country home overlooking its own paddock in a quaint village setting".

The barn is attractively built from local stone and the slate roof has been recently re-roofed with some traditional beams. The barn's elevated location offers panoramic views to the east over Sour Howes and Applethwaite Common, and it overlooks the 1.88 acre paddock.

Birkhead Barn is to be sold by public auction at Kendal Town Hall on Friday, December 1 at 2.30pm.
