AN IDYLLIC Lake District smallholding with 17th century farmhouse has come onto the market for a guide price of £1.25 million.
Hagg End, two miles north-west of Crook, near Windermere, is a 17-acre country estate with an impressive range of farm buildings, a converted barn, and meadow or pasture land for livestock or horses, says agent Michael CL Hodgson, of Kendal.
Hagg End House, the substantial, detached five-bedroom farmhouse with oak panelled staircase and exposed beams, has been restored and is currently a successful holiday let. The property enjoys panoramic rural views over the valley and towards the Lakeland fells, and a highlight is the lounge with its wood panelling, wood-burning stove and stone fireplace with Lakeland slate hearth.
Meanwhile, Hagg End Barn has been converted with local occupancy clauses and has two planning consents in place for extensions.
Colin Tomlinson, of Michael CL Hodgson, says he is expecting inquiries from potential buyers with a range of interests.
“As a package Hagg End has broad appeal,” he said, “including many city professionals who have given their lives to commuting and competition, and see hobby farming and relaxing at weekends as a means of de-stressing their lives.
“With 15 acres, Hagg End not only offers opportunities as a beautiful home, it also has considerable potential for generating additional income from the residential elements and from the land.”
