A FIVE-star campsite described as “one of the Lake District’s most popular” is for sale.

Eskdale Campsite and its accompanying four-bedroom family house, set in 8.5 acres of grounds, is on the market with Michael CL Hodgson for offers in the region of £1,695,000.

The tourism business is located in the village of Boot, in the picturesque Eskdale Valley, and incorporates 100 pitches, 10 heated camping pods, a camping barn and thriving shop.

The agents describe it as “the perfect property and business opportunity for someone looking for a change of lifestyle or business”, and say the site has the potential for further development, such as a café.

The long-established and beautifully maintained campsite is open from March 1 to January 14 the following year, which means it only has to be closed for six weeks per year.

There are three main camping areas, a beck and a patch of mature woodland, where the timber-built “glamping” pods are situated. Each sleeps up to four guests and has heating, electricity and USB charging points.

The two-storey camping barn can accommodate eight, and offers a drying room and garage. Of the 100 camping pitches, 50 have electric hook-ups. The site, which has a 5-pennon AA rating, also offers a children’s play area and modern showers, toilets and laundry room.
