Controversial South Lakes planning document sent to Government

PLANS for the future of South Lakeland have been submitted to the Secretary of State for independent examination.

The district council's controversial Land Allocations Development Plan Document (DPD) includes proposals for 6,000 new homes across the region.

The DPD documents can be viewed at www.southlakeland.gov.uk/landallocations and can also be inspected at South Lakeland House, Kendal, Ulverston Town Hall and local libraries at Arnside, Grange over Sands, Kendal, Kirkby Lonsdale, Milnthorpe and Ulverston.

I see the Planning Inspector rejected the appeal to develop the Kendal Rugby Club site in favour of the proposed white elephant at Canal Head.

I think he means the support that the LibDems have given to the proposed development of the Canal Head site, with a supermarket, flats, shops and offices, as well as the development of Gilkes. This development is unlikely to happen and if it does, will be another K Village type white elephant, will require a major revision of traffic flow in Kendal, will require a new bridge across the Kent, and will most certainly add to the traffic flow problems around Blackhall Rd/New Road. In addition it can only add to the air pollution in the center of the town. But despite all this the SLDC majority bulldozed this proposal through, meaning that the Planning Inspector had to apply the "sequential test" to the application, meaning an in town proposal takes precedence over out of town proposal. In the meantime, our elected representatives have done nothing to help the local rugby club, who bring a lot of pleasure to many locals, and promote the active lifestyle of many young Kendalians.

Maybe I'm being silly but I don't know how 'support' can sway an independent inspector?

I don't know the planning system well enough.

Based on Planning Policy Statement 6, 2005, Out of Center developments take precedence over Out of Town sites.

It's a shame the Gazette doesn't research it's facts. It just prints what SLDC / The Liberals feed them.

SLDC latest figures actually show they want to build over 7,100 homes up to 2025. Not 6,000 as Thornton is telling everyone.

Here is the article re Kendal Rugby Club Planning decision which this website has not reported.
Kendal Rugby Club say they’ll now look at the possibility of improving their current ground after an appeal over the refusal to allow a retail development of Mint Bridge was rejected.

SLDC refused an application by developers Morbaine for the site at Mint Bridge last year.

The scheme – which would have included a new Sainsbury’s – has now been thrown out by the planning inspectorate too.

They needed the project to be given the green light if they’re to move to a new stadium on land at Strawberry Fields at Oxenholme.

The club say they’ve lost out because of a plans for a similar scheme at Canal Head – proposals still to get planning permission.

They’re now assessing their options.

In a statement, club chairman, Stephen Green said: ‘It is with deep disappointment that I report that the Appeal by our developer, Morbaine, against the refusal of Planning Permission for a retail development on the Mint Bridge site has been turned down by the Planning Inspector. This means that we shall not be moving to a new site at Oxenholme under the current arrangements.’

He continued: ‘In summary the decision rested on the ‘sequential test’ with the Canal Head site being judged to be an ‘edge of centre’ site while the Rugby Club was ‘out of town’. The Inspector also decided that the Canal Head development (still without a planning application) would be able to be completed within the 5 year time-frame….that remains to be seen, but the position as far as the Club is concerned is that we have no further options with the current plan and we await Morbaine’s decision. Under the conditional contract they have the right to cease any further involvement with the Club and withdraw from the arrangement.’

Mr Green addded:’It has taken over 4 years to reach this point and the Club has been in ‘limbo’ for some time. It is essential that we review the situation and discuss how we can ensure the future of rugby at Mint Bridge. The Board is meeting this week and we would welcome any comments from members. We shall, of course , have the opportunity to discuss matters at the AGM which is on Thursday July 26th.’

There is an interesting article on the BBC website describing a study by UK National Ecosystem Assessment (NEA), which claims that only 2.27% of land in England is built on.
I think those people complaining that South Lakeland will be concreted over thanks to the Development Plan should take note of this study and try to get a better perspective. There really is an awful lot of green space in our country.

Oh well that's all right then let's get building but why not start with the the brown field sites and hold the greenfield sites in reserve. That will allow us to keep our 97.73% of unbuilt land for the future which might come in handy if we need it for stuff like food etc.
