MAJOR plans to build 158 new homes on farmland east of Carnforth have been lodged with Lancaster City Council.

The fields were most recently used for growing maize, and the southern part of the site already has planning permission for a hotel and inland marina, according to outline plans submitted by Graham Anthony Associates, of Garstang.

The Lancaster Canal forms the southern boundary of the plot, with Carnforth's North Road to the north.

The stone, render and slate-roofed dwellings would be mainly two-storey, with a mixture of two, three and four bedrooms, according to documents. Some 40 per cent of the homes - 64 properties - would be affordable and the developer would be expected to create a children's playground with skateboard area and football pitch.

Crossing the site are an overhead power line and a high-pressure gas main, which the developer would ask to be moved. Access via a new roundabout on the A601 (M) road is also proposed.
