LOCATION Castle Carrock is a popular village located to the east of Carlisle, Carlisle, the region's capital, has a superb range of social, leisure and retail opportunities. There is an attractive central pedestrianised area and an impressive cathedral and castle. The city benefits from being on the West Coast Mainline which provides fast and frequent services to London from 3 hours 23 minutes and non-stop to Glasgow. The city's central railway station serves many other destinations including the Lake District, West Cumbria, Edinburgh, Newcastle, Manchester, Manchester Airport and Birmingham. Castle Carrock itself benefits from a range of facilities including a public house, community hall, primary school and church, with the market town of Brampton, located 4 miles away providing a wider range of services and facilities.

BACKGROUND The construction of Gelt Hall commenced in 1863 by the Watson family and was to be their main residence upon returning to Cumbria from India, where they had made their fortune from the cloth and drapery trade. Although being constructed in the Victoria era, the main hall is typically Georgian in style, with symmetry and proportion being the key design feature. The predominant material is sandstone and the impressive front elevation consists of two matching bay windows, along with a portico made up of 4 Doric columns and a flat topped pediment. To the first floor are 6 matching sash windows, and the property is finished with a hipped end slate roof.

ACCOMMODATION Gelt Hall is accessed through a set of double doors which take you into the lobby, the lobby then opens up into the central entrance hall with the staircase at the rear. From the entrance hallway you can access the drawing room, sitting room, dining room and kitchen. Both the drawing room and dining room have large bay windows with open fires. Both the sitting room and drawing room also have access to the conservatory, which is in need of refurbishment. From the dining room you can access the ballroom. The ballroom is a very large multi-purpose room that has previously been utilised as a breakfast room and in more recent years an entertaining space. This room could be easily adapted to meet a variety of needs. The kitchen is a good sized room, in need of some cosmetic updating but could be easily transformed. To the first floor there are five double bedrooms, one of which is en-suite and two family bathrooms. The master bedroom also has access to the roof terrace above the conservatory. The bathrooms do also require some cosmetic updating.

OUTSIDE Gelt Hall is accessed through the double gate posts at the bottom of the driveway. The land included within the sale is approx 0.73 acres, which includes private garden and off street parking.
