Outline planning permission was granted by South Lakeland District Council on 23rd February 2017 and is valid for five years. The consent allows for the demolition of all existing buildings and for five detached dwellings to be built within the same curtilage.

Conditions are attached to the consent and prospective purchasers are advised to acquaint themselves with the full details of the planning application and subsequent decision, which are available from, application number SL/2016/1150. A comprehensive contamination survey has recently been carried out and a copy of this report is available upon request.


Water has been supplied from a spring fed private supply on land to be retained by the Vendor; the condition is unsatisfactory for the new development. The Purchaser will either need to improve the existing supply in collaboration with the Vendor, or arrange for a new supply.

There is a single phase mains electrical supply and landline telephone connection to the farmstead.


The Vendor will retain vehicular rights of access along the drive and along the track to the west of the landscaping area in order that the surrounding land can continue to be farmed.
