A HOTEL in the heart of the Lake District is being offered for sale from a guide price of between £2.5m and £2.75m.

The Hydro Hotel, Bowness, is a former manor house which has 78 en-suite bedrooms; a substantial restaurant and well-furnished public areas. There is also a conference and meeting rooms, suitable for weddings and business seminars and leisure facilities including a heated indoor swimming pool and substantial staff accommodation.

Julian Troup, Head of UK Hotels Agency at global real estate advisor Colliers International, said: "We are delighted to bring the Hydro Hotel to the market.

"It is an established and well-known hotel operating with a healthy trading base. Our instructions were that it should be 'priced to sell' and consequently we are anticipating a favourable response to the marketing, particularly bearing in mind it is so rare to see a substantial Lakeland hotel with panoramic views coming to the open market.

“The hotel was acquired by the current owners in 2015 and has been the subject of a circa £1.7m refurbishment to most of the public areas and a substantial number of the 'lake view' bedrooms.

“It currently has an anticipated net annual turnover of around £1.8m, and we are inviting 'substantial offers' and have agreed with our clients to quote a guide level in the £2.5m/2.75m range, with a view to generating serious interest for a quick sale. The hotel is situated in a delightful location, on the outskirts of Bowness village, with outstanding views of Windermere and to the fells beyond."
