Embleton is a delightful village set on the hillside in the northern Lake District. Riverside Paddock is located to the east of Embleton to the south of the main road passing through the village, opposite Caterite.


There is an existing access point which is separate to the neighbouring property (Riverside). The plans show a wall which will divide the continuation of the access point formally from the neighbouring land. This new wall will be approximately one metre out from the existing wall which surrounds the workshop.


The paddock is bought as seen which provides a generous amount of space for the three buildings and their surrounding gardens and driveways. There are two levels of land with a slight slope between the two. A border wall will separate the building plots from the gardens of Riverside.

There is a public footpath to the top of the site which will retain a right of public access. Dubwath Beck passes along the bottom of the site and right of access to the beck will be given to Riverside Paddock, although ownership will remain with Riverside.


There is a wonderful outlook to the north and south of the surrounding hills with the charming Dubwath Beck between Riverside Paddock and the nearby grazing land.


Mains water and electricity connections are available nearby. There is already a septic tank in place near the site.


From Cockermouth's Main Street travel east passing over Cocker Bridge and up Castlegate. Continue along Castlegate Drive passing Cockermouth School and stay on the road. After approximately two miles you will enter Embleton. Stay on the main road and the land is located on the right hand side opposite Caterite bearing a Grisdales For Sale board.


The occupants of the properties need to comply with the clauses which are stated on page two of the final decision notice. The full terms of this are explained on the document but in all but a few cases there needs to be a living or working connection between the occupant and the following parishes where they lie within the National Park:

Above Derwent, Bassenthwaite, Bewaldeth and Snittlegarth, Blindbothel, Borrowdale, Buttermere and Brackenthwaite, Caldbeck, Embleton, Keswick, Lorton, St Johns, Castlerigg and Whythburn, Setmurphy, Threlkeld, Underskiddaw, Wythop, Blindcrake, Ireby and Uldale, and Loweswater.
