A PROPOSAL has been put forward for dozens of 'high quality' new houses to be built in Flookburgh.

Plans have been submitted to South Lakeland District Council for a new housing development at the land off Manorside in Flookburgh.

The proposed scheme will provide 11 affordable houses as part of the development, equating to 35 per cent of the total number of houses proposed within the scheme being affordable.

The development will include detached, semi-detached, terraced houses and a two storey apartment block with associated car parking, landscaping and public open space.

According to the design and access statement, the housing development will provide adequate facilities for vehicle and cycle parking which will comply with the council’s guidelines and will not have a detrimental impact on local highway conditions.

It states: "The proposed development is ‘high quality', is architecturally charismatic, aesthetically pleasing and has been designed to meet he requirements of modern living as well as being sympathetic with the environment of the established area.

"The proposed houses have been designed to provide suitable sized private gardens for each house, and have been set at varying angles with staggered front building lines to protect privacy for each house and provide an interesting development, preventing any loss of amenity to the new houses or to adjoining properties.

"Generally, the front doors of the proposed dwellings face onto the street promoting active frontages and social interaction between neighbours.

"Parking will generally be to the front of the dwellings with a small car parking area created to the south west of the application site to serve the proposed dwellings in this area of the development.

"The development will provide for a broad mix of dwellings and house types, ranging from two to four bedroom units, offering a mix of market housing from first time homes to larger family homes and affordable housing

"In maximising the use of all external areas, the aim is to provide attractive usable spaces that meets the need of the new residents, whilst respecting the setting of the application site."

Plans also state that the proposed development will contribute to meeting the current and projected local and national demand for new housing by constructing a 'new attractive, well designed' residential development.

Car parking has also been designed to meet the council’s standards, plans state, with a minimum of 200 per cent parking for the smaller dwellings and up to 300 per cent for the larger dwelling.
