New tenants are being sought to take over a 'charming village inn' in the Lake District.
The owners of the Tower Bank Arms at Near Sawrey are looking to sell their business and leasehold interest, the freehold of which is owned by the National Trust, so they can retire.
Near Sawrey is famous for Hill Top, a 17th century farmhouse which was the home of Beatrix Potter, with the pub being illustrated in The Tale of Jemima Puddleduck and situated next door.
The village lies on the B5285 which connects northbound to Hawkshead and eastbound to Far Sawrey and Lake Windermere, where the Windermere Car Ferry links to Bowness.
The property is of local stone construction over two storeys to the main building, under a slate roof. It dates back to the 17th century when it was originally built as an Ale House.
Rent is £46,000 per annum, plus VAT. The business holds a 12-year lease with the National Trust, and the trust indicated it is happy to discuss extending the lease with the new proposed tenant.
The property listing, which is being advertised by Sidney Phillips, reads: "The Tower Bank Arms is found in the centre of the village, next door to Beatrix Potter’s beloved Hill Top, with walks in all directions from the door. It is renowned for its charming simplicity.
"Our clients have operated the business for 17 years and have now decided it is time to sell and retire.
"The business trades as a public house with letting rooms and offers a bed and breakfast service to guests as well as a lunch and evening menu for the general public, offering home cooked and locally sourced food.
"There are many B&Bs and self-catering cottages nearby. The current owners have established the business with a very loyal customer base and enjoy much repeat business with both locals and visitors.
"They also welcome customers from all over the world. The letting rooms are all let via their own website (www.towerbankarms.co.uk) with no booking agents and therefore no commission paid.
"There is scope for increased sales by extending the current food service and opening hours; at present, the operators close for approximately 34 days per year.
"This is a perfect and rare opportunity for a local multiple operator or a motivated individual or a couple to take on this thriving business.
"It is a Member of the Cumbria Tourist Board, has a 4* Inn rating with VisitEngland and is featured in The Good Beer Guide and The Good Pub Guide."
Net sales for the year ended February 2024 were £443,933.
