A 'POPULAR' luxury Lake District hotel has hit the market at just over £2.5m.

The 'sizeable' Skelwith Bridge Hotel, located near Ambleside, has been listed with marketers Christie and Co for £2.65m. As well as operating 'successfully' as a hotel, the agent says the business also secures 'significant' trade from its 'popular' bar and restaurant.

Internally, on the ground floor, it features nearly 170 covers in its four bar and restaurant areas, two sets of male and female toilets, a fully equipped commercial kitchen, a beer and wine cellar, and a laundry room.

In terms of its letting facilities, it features 18 double bedrooms and four single bedrooms on the first floor of the main building, as well as six double bedrooms with en suite bathrooms in a separate lodge building. All of the guest bedrooms have TVs and tea and coffee-making appliances.

Staff accommodation is available in the 12-bedroom staff house, and a further one-bedroom staff bungalow and a two-bedroom staff cottage are included within the sale. The business also benefits from two car parks.

Interested parties have been asked to request confirmation on the inclusion of all fixtures and fittings before the sale. The site, which is almost 6.5 acres, features two car parks (front and rear) with a capacity for approximately 60 vehicles.

"The current owners have owned the business since 2008. Our clients are based in East Yorkshire and have therefore decided to sell the business to concentrate on their other businesses closer to their base," said the agent.

"The Skelwith Bridge Hotel provides an excellent opportunity for a new owner to take over this well-established hotel and take it to the next level. A more hands-on operator could certainly drive both the turnover and net profit.

"The hotel comprises a significant amount of property in this hugely popular area located in a great location in the Lake District."

The agent reports that the business's turnover for the year ending 31st March 2024 was £1,067,000.
