An "impressive" Lake District smallholding featuring a separate annexe, studio, more than seven acres of land and its own sauna is for sale at £2,450,000.

Located above the valley floor near Crook, Kendal, Greenbank Farmhouse sits within about seven and a half acres of land.

According to the listing, this includes gardens, three enclosed paddocks, and woodland, all inside the Lake District National Park.

The listed house is said to occupy an “elevated setting” with “long views across open countryside” and a “remarkable sense of space.”

At the centre is a country house described as “practical and well-finished,” complemented by “striking contemporary additions.”

Details include a kitchen finished in a “sleek monochrome palette,” featuring gloss cabinetry, a central island, and integrated appliances with a walk-in pantry.

There is space for informal meals in the kitchen as well as a separate dining room for more formal occasions.

Beyond the kitchen, a wing of the house contains a reception room that is noted as “ideal as a snug, cinema room, or home office.”

This area also includes a guest shower room, a gym, and a sauna suite. Timber flooring and painted beams are mentioned throughout, and a boot room provides an additional entrance.

All the bedrooms are said to have “high ceilings” and “country views.” A family bathroom provides a separate bath and shower and built-in storage.

A self-contained annexe can be reached either from inside the main property or its private entrance.

Its garden is enclosed and “gently landscaped,” described as “a natural self-contained space” for guests, tenants or extended family.
