SIR, I read with interest a letter from Y I Baber of Cartmel, enquiring about the true state of the property market (Letters, November 1).

Your correspondent may be interested to know that the market is apparently truly buoyant, at least in Cartmel.

Recently one Cartmel property priced in the region of £300,000 attracted so much interest that the agents had to request sealed bids in order to finalise the matter.

It is fairly clear that providing you are not trying to sell a house that has been previously marketed unsuccessfully for some considerable time, or has attracted an adverse reputation upon survey, or is ridiculously overpriced, a sale should be achieved within six to eight weeks.
