With prime holiday let season upon us, we are pushing our latest investment properties forward as quickly as possible. As with many, the idea was to buy, rent and enjoy some return in the future. But what seems to be happening is that the owners are falling for their purchases and they can see the potential in eventually living there themselves. “We could start with a few weekends when the house is empty and see how it goes?”

Our newest clients have found a truly delightful timber built chalet in the heart of the National Park, nestled in a grassy position with a river gushing excitedly through it. It is quite magical, and they, naturally can see its potential to be a little more private. So when they approached us for a speedy cosmetic refurbishment early on in the year, we had completion by end of June in mind. However, what they have now is a more considered and personalised home, which will still be let, but undoubtedly is theirs.

It has been interesting to witness the speedy design concept develop into a highly detailed and fairly lengthy specification. It’s been quite frantic with three of us at the studio, not daring to lift our heads! Finally, we are at the end of the design and approval process. Final samples have arrived and sketch details are being discussed on site with our trusty builder and trades as its all hands on deck to achieve the soonest possible availability without skipping standards. We are extending, plumbing, updating electrics and improving final finishes.

With regards to the decoration and finishing, the style is relaxed and fundamentally practical for use, considering how holiday makers are, relaxed, shall we say! We have continued the timber flooring throughout, but added simple sisal for accent rugs by beds or under seating areas. Sisal can be a friend in this situation as it is not a huge outlay and therefore can be replaced easily if necessary. The bathroom, kitchen and en suites are natural stone in keeping with the area. As it is an all timber house, we have used a consistent eggshell paint colour throughout. Various tones of grey as is our want. Cornforth White, Ammonite, Portland and Flake Grey, so soft and relaxing. There is P board covering the walls to dado height in the hall and most of the room’s floor to ceiling. So accent colours or naturally themed wallpapers can be used in moderation, as they do provide some warmth, texture and character.

The window treatments are simple shutters or linen weaves on large painted poles. Not rocket science! It’s the selection and style that adds individuality and interest. A thoroughly Scandinavian in Lakeland theme throughout.
