A VICTORIAN bed-and-breakfast in Ambleside has sold from an asking price of £840,000.

The eight-bedroom Melrose Guest House - described as "everyone’s vision of an ideal Lake District guest house" - was sold by owners Alan and Lynn Salter. The couple recently acquired the Old Post Office Tearoom in Troutbeck village.

The popular and successful guest house is located on Church Street and dates back to 1880. It has been bought by Monique and James Nelson, who are relocating from the North East of England.

Haydn Spedding, an associate director at the Manchester office of Colliers International, who secured the sale, said: "This type of property combining a strong business with outstanding separate owners’ accommodation is everyone’s vision of an ideal Lake District guest house.

"The sale prompted much interest, further underlining the strong performance of the local hospitality industry since the vote to leave the EU and reflecting rising interest in the Lake District’s status as a World Heritage Site."
